The transaction is handled through a title company, a third-party vendor who does not represent either party and has no stake in the deal. It is their job to ensure that all documents are accurate and to issue title insurance and, optionally, lender’s insurance if desired.
Transactions backed by legal documents
The entire transaction will be backed by legal documents, just like any other real estate deal that involves a bank. These include:
- Deed of Trust. This document makes you the Grantee and us the Grantor and allows you to foreclose on us if we do not pay back the amount borrowed.
- Promissory Note. The promissory note states all the terms of the loan, the interest rate, loan amount, and maturity date.
- General Warranty Deed with a Vendor’s Lien. Your money is secured by a brick-and-mortar asset that will never have a negative value and the lien is listed on the deed.
